Property Assessment
We do a thorough walk through of the property with the owner, make suggestions for repairs/maintenance. We will get estimates of repairs/maintenance from our licensed and insured contractors, so that the property hits the rental market pristine.
Marketing
We will place your investment on the open market to obtain qualified tenant through our Multiple Listing Service, Social Media outlets, yard sign placement and all rental sites.
Tenant Screening
We use the most recent credit history, background check, income verification, employment verification, rental history in our screening for a qualified tenant to be placed in the property.
Lease Administration
Once a tenant is qualified, we will handle all paperwork for placing the tenant into a year’s lease.
Rent Collection
Rent is required on the 1 st of every month, late after the 6 th.
Financial Reporting
We use comprehensive accounting software to keep you up to date on income and expenses for your investment.
Eviction Protection
We follow the Uniform Residential Landlord & Tenant Act when eviction is required.
Maintenance
We will oversee any issues that may arise while a tenant is in the property. We have licensed and insured contractors making repairs to properties. Tenants will have the ability to submit online requests for repairs.
